From Razzie to a Red Carpet Winner

I love the Oscars and I’m often asked to take a Razzie and turn it into a red carpet winner. You might be saying to yourself, this photo doesn’t look that bad. But when staging a home for sale, you’ve got to create your BEST look. It affects your money and how much buyers are willing to pay. This Razzie needed some sprucing up. That’s what I do best.

There’s a lot of preparation that goes into turning a not so great house into a showstopper. This particular Razzie was part of an estate transaction. There was nice furniture that I would use for staging. I packed up the personal knick knacks, hauled them to the basement and brought in some fresh and trendy accessories from my inventory.

While I was at the house working, one of the neighbors asked who I was. “Are you the cleaning lady?” I laughed and said, “I’m whoever I need to be.” I was outside sweeping the cobwebs off the garage doors, the front porch and front walk.

When I’m taking a Razzie to a red carpet winner, every detail is important. I tell sellers that I will treat their home as my own. No matter what needs to happen, I’m there to make sure it gets done. After calling my cleaning people, I realized I wasn’t going to get this house professionally cleaned by the time I needed to have it completed. That leaves me to do the work.

4 Tips for taking a Razzie to a red carpet winner

Remember, you have one chance to make a 1st impression when selling your home in Overland Park. Funny how many people don’t do these simple, little things before they list their home for sale:

  1. Create your best spring curb appeal. Walk across the street and take a long, hard look at your house. How does it look? Could it look better? What do you need to do? My Razzie needed a little yard clean up. Done.
  2. Make sure your house is q-tip clean and smells fresh. Professional house cleaning companies use products that smell clean. That alone is worth the price of the cleaning. Don’t skimp on this step. Buyers are judging your house based on cleanliness.
  3. Hire a terrific home stager and stylist to create your best model home selling look. This is your red carpet moment. Buyers will see your home online and judge it on the spot. The right arrangement of your furniture and accessories is the last step before your photo shoot. If your home is not Red Carpet worthy you’ll be a Razzie. If you don’t have the overall look that entices buyers, you’ve wasted your time. Be very careful with choosing a home stager. They’re not all award winners.
  4. Use a professional photographer to showcase your home online. If your Realtor doesn’t use a professional photographer, get a new agent. Your photos online will determine how long your house will be on the market and how much money you’ll end up with when the smoke clears.

Bottom line

The local real estate market is heating up. There is no excuse to for a house not to sell in this market. But the average days on the market in Johnson County is still 47. Taking a Razzie to a red carpet winner isn’t that hard and should be a requirement for all houses. After all, today’s picky buyers want a house with the Goldilocks effect. They are willing to pay top dollar so why not give them a house that doesn’t disappoint?
