Happy Home Buyers Success Story
Wendy, Becca and their daughter Madeline have a big reason to smile – they are happy home buyers! I first met Wendy four years ago when she found me on Google. My blog post about Johnson County Beige caught her eye and she reached out to me to help her sell her home on Lamar.
They were moving to Texas and needed a fast sale. The house needed to be painted and they knew being on Lamar was a downfall. The house next door had been on the market for months and they were concerned the same thing might happen to them.
I met with them and we had a discussion about what needed to be done to the house to make it outshine their competition. Being on a fairly busy street like Lamar was somewhat a negative but I had faith it would be the cutest house for sale in their price range. We came up with a plan to make that happen.
They painted the exterior a nice shade of Johnson County Beige and I staged the interior. I brought in a few accessories to make things pop and created a cute front porch arrangement that would stand out from the street. I even bought bright, colorful flowers for the window boxes on the front of the house.
It didn’t take long to get 2 offers on this house even 4 years ago (it’s what I do). The house sold with multiple offers after being on the market only 10 days. The house next door was still for sale when we closed and Wendy and Becca had moved on to Texas.
Four years later (almost to the day) they moved back here from Texas. They arranged a week long buying trip hopefully to find a house and to become happy home buyers. They had sold their home in Texas and wanted to find the perfect house here for themselves and Madeline.
The first day we went house hunting, we had looked at 9 houses and were feeling somewhat concerned because they all were horrible. So, when you hear all houses are selling the first day on the market, with multiple offers, think again. The last house that we looked at was a newer home in Lenexa. As soon as we opened the door, we all knew it was the right one for them.
Immediately I called the listing agent to see if she had any offers working on this house. It was our lucky day! We went directly back to my office, wrote up the offer and the sellers accepted it that night. The following day I worked hard to find a home inspector who could do the home inspection before they left to go back to Texas. I was persistent and found an inspector who had a cancellation on the day before they were leaving town.
We were able to finish the rest of the transaction with them being in Texas. When their home closed there, they came to Kansas City to wait for their home closing here. It was smooth from start to finish with no hiccups in between. I couldn’t have asked for better buyers, a better lender or overall transaction. I wish they were all that smooth.
