Home Selling Success Story
My friends, Tom and Kathy closed on their home in Kingsville, MO last week – here’s their home selling success story:
Tom and I go way back. He has bought 3 times with me and sold 3 homes with me. That’s 6 transactions in about 21 years. They say people move every 5-7 years. Tom is better than average.
We met at an open house in Lenexa in 1995. It didn’t take him long to find the perfect house to suit his needs. He even saved the personal note I sent him thanking him for doing business with me. Then he met Kathy, got married and they sold the house in Lenexa and bought a house in Kingsville, MO.
They sold the house in Kingsville, bought a lot and built their dream home. That was then, this is now. After they retired, they made the decision to move to the lake. They just closed the house in Kingsville last week. It sold fast, with multiple offers. It was another great house on 5 heavily treed acres – with a to die for kitchen and an Iron Chef stainless workstation!
Prior to coming on the market, I walked them through each step of the home selling process including extensive home staging tips. They had accumulated more stuff than they realized and were glad to get much of it pre-packed prior to coming on the market. People always tell me afterwards that they are happy I’m persistent. I always seem to know what’s good for them and they appreciate it in the end.
Besides the phone calls and emails, there were several hundred text messages from listing through closing. You can’t say I don’t stay in touch through every step of the transaction!
When you receive multiple offers on your home, it’s hard to sort them all out and choose the best one for your situation. It’s always best for me to stay out of the emotional aspect and look at it as a business transaction. That pays off for everyone involved. I laid out Tom and Kathy’s offers with the pros and cons of each one. From that point, they were able to cut through the fog and choose the right contract that worked for their situation.
