How’s the Local Overland Park Real Estate Market?
Last week a free lance journalist reached out to me asking how’s the local Overland Park real estate market. I asked if he would give me a few minutes to gather my thoughts and asked what information he wanted.
He was writing a series of articles for a storage company. They wanted to understand the local Overland Park real estate market as well as know some statistics and how those numbers affected the current market.
Here’s a recap of the local Overland Park real estate market
- There are approximately 8,400 houses for sale in the metro area
- 1,970 of those homes are in Johnson County
- Prices are up almost 11% compared to this time last year
- Days on the market are still about 61 even though a handful of houses are selling within hours
- List price to sale price is 97.3%
- There’s about 1.4 months of inventory in Johnson County
Breaking it down further, here were the stats for houses for sale in the Blue Valley School District:
- There were 452 active listings in the MLS system
- $250,000-$300,000– 9 houses
- $301,000-$350,000 – 16 houses
- $351,000-$400,000 – 23 houses
- $401,000-$500,000 – 76 houses
As you can clearly see, it’s a great time for move up buyers in Overland Park. You can get the best of both worlds if the house you’re selling is in the $300,000 or less range and you want to move to the $400,000 price range. You can sell for top dollar and still get somewhat of a deal on the buy side.
What’s the secret of being the winning offer?
After sharing statistics with him, he asked me for some secrets of how buyers could be the winning offer. I said I couldn’t give my secrets away but I did say that the best thing buyers can do in a hot seller’s market is listen to their Realtor.
Buyers tell me all the time that they trust me but then they don’t always want to listen to me. I educate all of my buyers on buying a home in a possible multiple offer situation. Even though they say they understand, when it’s time to do what we discussed, they back off. They think they are going to make a less than asking price offer on a $250,000 house when there are 5 other buyers in the house at the same time contemplating their offers. This is the true picture of the local Overland Park real estate market.
If you don’t trust your Realtor, get another agent. But if you do trust your real estate agent and you sincerely want to buy a home, listen to their advice. Hopefully, your agent is a great negotiator and is knowledgeable about how to be the winning offer in a multiple offer situation.
