Selling Your Home Begins with Online Marketing

Did you know your 1st showing is no longer in your home but begins with its online marketing? And if your home doesn’t look pretty amazing online, you are hurting your chances of ever getting top dollar.

With today’s buyers starting their search online, they are very finicky and will click off your house if they don’t see something they like. When I ask buyers what they remember about a house, it’s always about the photos. Most of them tell me they don’t even read the description until they are in the car with me and we’re on our way to see the house. If the photos don’t speak to them, they’ve moved on within about 5 seconds.

Real estate rule of 72

There is a very short window of time you have to sell your home for top dollar. I call it the Real Estate Rule of 72. Once you’ve gone past that first 72 hours of being on the market, you’ve probably diminished your opportunity to drive the price up and make extra money.

That’s not to say your home won’t sell – but it probably won’t sell with multiple offers and for way over asking price. When you’re in a hot real estate market, even 7 days on the market can make buyers ask, “Why hasn’t that house sold yet?” Invariably there’s a reason!

There are those same old 3 reasons a house sells or doesn’t sell:

  1. The price
  2. The way it was or wasn’t staged
  3. The Realtor you choose

Your home’s online marketing

The Realtor you choose controls everything…including the price and the way your house looks in your online marketing.

Next would be the right home staging to make sure your home is styled for your professional photo shoot. Even the best homes need a little tweaking before they come on the market.

The way you live in your home and the way you sell your house are two different ways. Home staging creates the right look that buyers are willing to pay more money for and fear losing if they don’t buy your home now.

Once your home is “picture perfect” you need the right professional real estate photographer that will capture the true essence of your home. Even in today’s market, I see dozens of new listings with bad photos or no photos.

There is absolutely no excuse for bad photos in today’s real estate market. Your house is competing against many others and to not have the very best photos possible is unacceptable. If you are not happy with your photos, speak up. After all, it’s your money that’s on the line.

72 hours starts here

Once your house is online for the world to see, the 72 hour clock starts ticking. So having your online marketing complete once you go “live” makes all the difference in the world. It’s your Red Carpet moment to shine and cannot be repeated.

Before hiring an agent, ask to see some of their photos of their other homes they’ve marketed. If you don’t like what you see, they might not be the right agent for you. You have one chance to make a first impression. Choose an agent who understands and believes in the concept and is brilliant at online marketing. You’ll be living the dream of the Real Estate Rule of 72 and deciding which one of your multiple offers works best for you!
