The Model Home Look

Every home buyer wants The Model Home Look in the house they are going to buy. If you are selling your home in Overland Park, it’s important for you to understand the concept and then know what to do to create it.

Why is The Model Home Look Important?

It’s important for you to adopt The Model Home Look because it draws more buyers to your home, so they fight over it and pay you more money for it. But in order to make more money, everything has to be just right. We call it The Goldilocks Effect.

In the residential resale real estate market, it’s the best way to drive your price up and secure multiple offers. Consequently, multiple offers mean more money to you. You do want more money don’t you?

Without The Model Home Look, you are taking your chances when listing your home for sale. You have one chance to make a first impression and if you get it wrong, it ultimately affects your home selling outcome. Furthermore, it affects how much money you will net when everything is said and done. You can bet the Model Home Look will make you a few thousand dollars extra. For that reason alone, it’s imperative you understand the process so you don’t miss out on that opportunity!

6 Ways to Get the Model Home Look

1. Walk across the street

2. Fix what’s wrong

3. Declutter

4. Depersonalize

5. Rearrange

6. Clean

6 Ways to Get the Model Home Look in Detail

First of all, grab a notebook and pen and walk across the street. Take a long hard look at your house. Put on your buyers’ hat and begin thinking like a home buyer. What do you see? Because you need to look closely and determine what you like, don’t like and what needs to change before your house comes on the market. Start your list of things to do. You will add to this list daily.

Fix what’s wrong…this includes updating, upgrading, painting, changing the carpet, etc. Whatever it takes is worth spending the money to be able to drive the price up with multiple offers. As a result, when you hire us, we will advise you what to spend money on that will be a great return on your investment.

Decluttering is the hardest of the 6 steps. First of all, rent a storage space close to your house. Get all of that “extra stuff” out of there. Now is the time to get rid of the things you don’t want to move to your next home. Throw it away, donate it, put it on the curb, sell it on Facebook Marketplace or move it to storage if you just can’t live without it. Knowing what to keep and what to get rid of is sometimes the hardest part. Remember the end goal is to create The Model Home Look. For that reason, we will help you specifically with what should stay and what should go for the perfect staging and styling of your home.

Depersonalizing is the second hardest step. You want to remove all family photos, sports memorabilia, hunting items, political things, collections, etc. Let your potential buyers see their things in your home. If Mrs. Buyer doesn’t like the moose head over the fireplace, you can bet, she won’t buy your home. Buyers only see what they see, not the way it’s going to be. As a result, you are creating a space for the buyers to call home and that means removing yourself from that scenario as much as possible. People love The Model Home Look because it is fresh, stylish and lacking when it comes to personal things.

And the Biggest Two…

Rearranging is your final step to prepare for your glamour shots and the one step that should be left to the professionals. Certainly, it’s the most important step there is in preparing your home for sale. The final rearrange and Staging and Styling Session is what will draw buyers into your home. You can do the rest of the steps on your own, but if you fail in this step, you can ruin your entire game plan. Consequently, you want to create the right flow of furniture and accessories that will allow your potential buyers to see themselves living in your home. The placement, as well as the angling of your things and the right flow is crucial in this final step before your professional photo shoot. Do not leave this step to chance.

Finally, clean everything thoroughly by hiring a professional cleaning crew to perform a deep clean including the interior and exterior of your home. This includes windows, carpet, floors, baseboards, switchplates, ceiling fans, appliances (inside and out), bathrooms, cob webs, front porch, walkway, driveway, patios and decks. Today’s buyers want clean. Above all else, a q-tip clean home will show better and sell faster every single time.

In Conclusion

If you do these 6 things, you will definitely be on your way to The Model Home Look. Consequently, homes that don’t sell right away, obviously lack these 6 steps.

At Melinda Bartling Real Estate and Home Staging, we provide you with a personalized written game plan of what you need to do to complete your Model Home Look. 2020 Kansas City Spring Parade of Homes

The 2020 Kansas City Spring Parade of Homes starts Saturday, June 13th and runs through Sunday, June 28th. This year there are over 375 homes on tour throughout 6 different counties.

The parade is designed for home buyers to see the top new homes, learn about premier builders and visit different communities. The houses are open daily from 11:00 a.m. until 6:00 p.m. and the admission is FREE!

Start your 2020 Kansas City Spring Parade of Homes at any new home subdivision and pick up a guide there. Or you can download their mobile app on Apple or Google.

You DO need a Buyer’s Agent for New Construction

Please have a buyer’s agent represent you when building or buying a new home. The builder pays for you to be represented so it doesn’t cost you to have representation but can really cost you if you don’t. It’s your protection against the “what ifs.” The agents working at the subdivision work for the builders. They are looking out for their best interests. Without your own buyer representation, you don’t have anyone looking out for your best interests during the building or completion process.

COVID -19

Safety measures are in place to protect you while attending the event. Please keep the following guidelines in place:

  • if you are sick, please stay home
  • children are not urged to attend
  • maintain social distancing at all times
  • refrain from touching surfaces and handles in the homes
  • bring your own PPE – some homes will require face masks to enter
  • also bring your own hand sanitizer and use it before and after entering a home

Please adhere to each home’s protocol and posted instructions or it could cause a home to be closed from the public.

After the 2020 Kansas City Spring Parade of Homes

A couple of different things might happen after attending the parade. You may return home and decide you’d like to make some changes to your current home. You might decide you need to do some updating, rearranging or decluttering. Check out different options we offer here.

Or you may be inspired to build your dream home or buy a spec home. If you see a house you absolutely have to have while on the 2020 Kansas City Spring Parade of Homes or want to discuss your options with buying a new construction or spec home, call me at (913) 515-3250 or contact me here. I’m always here to help and answer any questions. Never, ever go down this road alone.

You may need to discuss selling your home. And how home staging helps your home sell faster and for thousands over asking price.

Remember

No matter what you do, always choose to work with an agent you like and is experienced at bringing you the results you want and deserve. The only difference between a great agent and one not so great – is your money.
