This is the biggie to me…was your home professionally staged by someone trained in the art of staging, styling and rearranging a home for sale? Think your house doesn’t need home staging? Think again. Some houses sell themselves but most houses don’t. Would you show up for a Red Carpet event without any preparation? You’ve got one chance to make a first impression. Don’t blow this step because you think your house is already fabulous. Your personal opinion could cost you thousands of dollars.

Hire the right Realtor to market your home

Do you even care who lists your house for sale? Most sellers don’t think twice about who they will hire to sell their home. You may choose the Realtor who has given you an inflated price or you might go with your friend. Either way might be the wrong agent for you.

There is a right way and wrong way to choose a Realtor. After all, it’s your money you will give away when you choose the wrong agent. Be sure to ask:

  • What is your track record for selling houses the first day on the market, with multiple offers, and for over asking price? Is this your norm or something that happens now and then?
  • What’s your average days on the market? In Johnson County the average days on the market is still over 50. The average house sells for about 97% list price to sale price. That 97% is your money.

There’s a knack to selling houses quickly in this market but not every agent knows how to make it happen. Every day your house is on market is money out of your pocket. You might as well drive down the street throwing money out the window because that is in essence what is happening if you miss your mark listing your house for sale. Think it won’t happen to you? If every house was selling immediately, the average days on the market wouldn’t be over 50.

Does the Realtor you hire make a difference in the results you get? Absolutely! Your Realtor must be honest with you regarding the price, the way your home looks and what you may need to do to update your house so it stands out from your competition. If your Realtor doesn’t understand the market (by the way, just because you have a real estate license, that doesn’t make you an expert) or offer any advice, get a different agent.
