Your Biggest Home Selling Enemy – Your Clutter

PENTAX ImageWhen it comes to home selling, getting a handle on the clutter is the hardest challenge for many Overland Park homeowners.  Clutter is your biggest enemy when it comes to keeping your home de-cluttered and organized and staying that way. Many of my clients get overwhelmed with the thought of getting the house ready for selling. It all starts with your stuff. Just ask the City of Overland Park about this year’s large item pick up problems. It’s a known fact – most people have too much stuff!

Creating your home selling plan

One of my jobs as a Realtor with a home staging background is to help you create your home selling plan. I was well trained in 2006 by the lady that created the concept of home staging and it has helped me sell houses faster and for more money since incorporating her techniques into my business. Your home selling plan will be personalized to you, your home and the way you live.

You will receive a detailed list of to do’s that you need to complete before I come back for our next appointment. When I see your list on the kitchen counter with items crossed off I know you are in the right mindset and ready to release your house to the market as a well staged home ready to sell fast.

Getting started

Since I downsized a few years ago, I know the process and feel your pain. I woke up one day and decided it was time to sell my 5 bedroom house and I was nowhere close to being ready for home selling. My daughter, McKenna, flew in from Chicago to help me breathe and get started on the overwhelming task in front of me. That’s when I created my 5-5-5 Decluttering System. It was a fast start to a very slow process.

Taking it one step deeper

Whether you are organized or not, your clutter will get the best of you when you are selling a home in Overland Park. You’ve got to take it one step deeper. And you have to start with baby steps. If you’re like many people, the whole idea of getting organized and de-cluttering is too much for you. But if you start with one kitchen drawer or cabinet, it becomes much easier. Depending on the amount of time you have, start there. If you have 5 minutes, go to the most organized drawer or smallest cabinet. Set your kitchen timer or smart phone for 5 minutes. That’s it. Pick a drawer or cabinet that you can complete in 5 minutes. When you feel you accomplished what you set out to do, you’ll be tempted to do another 5 minute mini project.. Spend 30 minutes a day to help you get started and decide you’ll stop when the 30 minutes is up. Once you can do that, you can increase the time you spend on a daily basis.

Create 4 piles

  1. Trash
  2. Donate
  3. Pack up for the move (if you are moving)
  4. Garage sale (optional)

At the end of your 30 minutes, take all of these items to an area of your house where you have designated as your drop off point. Take the stuff you are tossing to the big trash can.  Have a donation pile (or just put the stuff in the back of your car and go drive through Goodwill – simple). Create a space in your house (or garage) for boxes you will store or take to the storage unit. And have a garage sale pile if you choose.

It’s hard work

Home selling in Overland Park is not always fun and requires hard work but having the right action plan that starts with de-cluttering your home is your starting point to a faster home sale.
