How I Sell Your Home

My Home Selling Approach

My home selling approach starts long before your house goes on the market. After nearly 40 years in real estate and more than 20 years in home staging, I’ve learned that preparation can make all the difference.

I get the house ready.

That doesn’t mean spending money everywhere or trying to make your home perfect. It means knowing what matters to today’s buyers, what doesn’t, and what will give you the best opportunity for a successful sale.

That’s why my approach to selling a home starts with preparation.

First, I Look at the House Through a Buyer’s Eyes

When you’ve lived in a home for years, it’s almost impossible to see it the way a buyer will.

I can.

I look at condition, presentation, updates, repairs, furniture placement, lighting, color, flooring and all the little things a buyer may notice without even realizing they’re noticing them.

Then we determine what needs attention and, just as importantly, what doesn’t.

I don’t want you spending money simply because someone says sellers are supposed to update everything.

I want you spending your time and money where it will matter.

Then I Create the Model Home Look

For more than 20 years, home staging has been part of the way I sell homes.

Using much of what you already own and have in your home, I create what I call The Model Home Look.

Furniture may move. Artwork may be rehung. Accessories may disappear. Something wonderful from another room may suddenly become exactly what we need.

And yes, at some point you’re likely to hear me ask:

Where’s the good stuff?

When the house is ready for its final transformation, I create the Now to WOW Home Staging and Styling look that helps your home photograph beautifully and connect emotionally with buyers.

Then We Bring It to Market

Once the house is ready, we determine the right pricing, timing and marketing strategy.

I handle the details of bringing your home to market, presenting it to buyers, evaluating offers, negotiating on your behalf, navigating inspections and appraisal, and keeping everything moving toward closing.

You’ll know what’s happening and what comes next throughout the process.

Why Preparation Matters

I don’t believe the goal is simply to sell a house fast.

The goal is to put your home in the strongest possible position when it reaches the market.

Sometimes that results in a very fast sale. I’ve certainly had plenty of those over the years.

But markets change, and every house and every seller is different.

What doesn’t change is my philosophy:

Prepare it well. Price it intelligently. Present it beautifully.

Then let the market do its job.

Because after nearly 40 years of selling homes, I still believe:

When the House Is Ready, the Buyers Will Come.

Thinking About Selling?

Whether you’re ready now or you’re still months away, I’d rather talk with you before you start making changes to your house.

Ready now? Start with my Ready to Sell Assessment.

Not quite ready? My Not Quite Ready to Move Plan will give you a roadmap for preparing your home before it’s time to sell.
