In home staging, there are do’s and there are don’ts. This is a situation of a home staging dining room don’t. When selling your Overland Park home, you have one chance to make a first impression. Buyers will make a decision about your house within 10 seconds of opening your front door. What will they see at your house? Maybe more important than all of that is:

This is a house I sold last year that was way less than perfect. They had been on the market for awhile when they called me for help. After meeting with them and providing them with a big long list of things they needed to do, we took this house from “Now to WOW!” with a lot of effort. Even though they didn’t complete everything I suggested, their house looked much better by the time we were finished with their re-do.
My average house sells in 3 days or less but this house wasn’t one of them. In order to make that happen, your house has to come on the market being ready to sell. There is no “try” in real estate. There is no dress rehearsal.
Today’s picky home buyers want to be impressed. If you expect to sell your house for top dollar, step up and give the buyers what they want. They want turn-key ready in the house they are going to buy. Or they expect a huge discount. It always pays to spend a little upfront than giving away your hard earned equity.
