Home Staging to Sell Your Home
People ask me all the time about home staging to sell. What’s the real purpose of home staging? They don’t always “get it.” They don’t understand how home staging benefits you if you are selling your house. They think they will list their house for sale and will have tons of buyers showing up, writing multiple offers. Whoa!
While that might happen, you still need to prepare your house for your listing launch. You wouldn’t just show up at a Red Carpet event would you without preparing for the big day – would you? Selling your house is no different. But you’ve got to understand how it all works. Having a bunch of showings with no offers is like not getting picked to dance at the school party. It’s stressful and not fun!
It’s not about you
When you are selling your home, you need to understand that even though it’s your house, it’s no longer about you. It’s about your buyer.
Ask yourself these questions:
- What does a buyer want in the home they are going to buy?
- Why will they buy your house over the others on the market?
- What can you do to get them to choose your house over the others?
Those are very hard questions for the average seller to answer. After all, you have a great house that everyone loves. You’re sure your house will sell immediately. But when it doesn’t, you’ve already lost money. Every day your house is on the market is costing you money.
The real purpose of home staging
The whole purpose of home staging is for you to make money when you sell your home. Period. You have one chance to make a first impression. The buyers will either buy your house or they won’t. You will never ever get top dollar for your house two weeks into the deal. You’ve got about three days max to drive your price up. Will you be ready?
Smart sellers know the better their house looks, the more money they will make. My seller Gayle Krieger said selling your house is a mindset and you’d better get unattached fast and turn it into a product that will sell. I gave them a list of what they needed to do before I came back to accessorize their home.
I brought in some things to freshen up their look so their house would appeal to their target market – the millennials. I wanted their home to speak to their buyers by giving it a more modern vibe. By strategically adding accessories throughout the house, I created a whole new freshness that spoke loudly – BUY ME.
In other words, I took a home owned by boomers and turned it into a home that appealed to millennials. It showed beautifully. Their house sold quickly and for over asking price. In other words, they got more money.
