Who is Melinda Bartling? I’m a home staging Realtor with Keller Williams in Overland Park, KS, a suburb of Kansas City, MO. I’m also a Kansas City native, growing up in Brookside on Morningside Drive. I attended The Barstow School, when it was still all girls.
My brother, Roger Calkins, started the first garage band at the age of 14. Roger Calkins and The Fabulous Silver Tones were inducted into the Kansas Music Hall of Fame in 2008. Roger passed away on January 13, 2016.
What I Do
I help you motivated home sellers sell your home faster and for thousands over asking price. It all starts with the art of My Home Staging Magic.
Working with what you have is often challenging but I make it happen. Styling and detailing your home is the key to selling your home for thousands over asking price. Furthermore, it allows you to get on with your life and get back to normal faster.
100% of my listings close (industry normal is about 60%) and my average staged home sells in 3 days or less and for thousands over asking price.
If you’re buying a home, I will help you find your dream home by knowing how to write a contract that will get accepted over the others in a multiple offer situation. That comes from 33 years of selling real estate and being a great negotiator and problem solver.
Remember, the Realtor you choose determines the results you get!
Designations and Awards of Melinda Bartling
During my early real estate career, I earned many designations (CRS, e-PRO, GRI, WHS) that built my knowledge. Then in 2006, I learned the art of home staging from the woman who created the concept back in 1973. I learned from her and became an Accredited Staging Professional Stylist. As a result, that built my brand.
Consequently, the awards followed with the Five Star Professional Real Estate Agent Award that I’ve received every year since 2006. That’s 13 years of receiving an award that less than 3% of the Realtors in the city receive every year.
This prestigious award is based on closed transactions, customer service, communication, integrity, negotiation skills, marketing homes, market knowledge and overall customer satisfaction.
My Signature Style
Having grown up in a 3 story house on Morningside Drive in Brookside, with a mother that was a show stopper herself, I learned to love decor and I developed my own signature style at an early age.
First of all, our house was constantly changing with the times. From gold flocked wallpaper, to Hollywood Glamour to traditional pieces that were made to last forever, I still love blending different décor styles.
As a result, today my signature style is vintage pieces layered with fun surprises. Also, I like old and new mixed together in both furniture and accessories. After all, your home is more than a place to hang your hat. Most importantly, it tells your story, who you are and what you like. It’s your book that hasn’t been written. It shows your style, personality and your dreams. Finally, it tells where you’ve been and where you’re going.
Philosophy of Melinda Bartling
“The way you live in your home and
the way you sell your house
are two very different ways”
I hope you make wise decisions in choosing the right Realtor when selling your home in Overland Park. After all, it’s your money that’s lost when you don’t. I’m not your average Realtor. Some Realtors make promises. I get you fast results so you sell for thousands over asking price! Check out what my other clients have said about me here.
Once a month I send out my newsletter, “The Inside Scoop on Real Estate.” It’s full of tips for selling, buying, home staging, home decor and home maintenance. If you want to know how to protect your money and you don’t want to miss a thing, you can subscribe here.
In my spare time
When I’m not working, I love to shop for anything stylish – trendy décor, funky jewelry and the latest fashion – especially coats, bags and shoes. At least once a month I head out in search of vintage furniture and old finds. Repurposing is my part in Saving the Planet and finding things I can use either in my little 800 square foot house or my She Shed, appropriately named Shed Chic.
From April – October every year, My Shed Chic Social Club hosts small, on-going impromptu Happy Hours for Women who Wine, where I collect items or donations for various local non-profits. It’s a great way of bringing women in business together to make new connections and to give back to our very cool community.
I also have a new addition to my family. For the woman that has everything – I needed a Director of Positively Everything. Bella is that DOPE, 7 year old black Lab mix that found me one day right before Christmas 2019 and came to stay 2 days later. She’s not only DOPE – she’s perfect!
