Overland Park Home Buyers: What’s Your Price Range?

If you are buying a house in Overland Park, you’ve got to get very clear on your price range. If not, you could possibly miss the “perfect home” for you and your family.

Many buyers qualify for much more house than they want to spend. There is nothing wrong with that at all. Typically we will start with a price range and after looking at a few homes in that range, we will gradually increase the price. Different price ranges offer different perks. If you have to have a 3 car garage, you are typically going to be in a newer house and in a higher price range than a home with a 2 car garage.

Funny thing about Overland Park, it was developed from north to south. People who don’t understand that may tell me they want to be in a certain area and want a newer house. Unfortunately, unlike many other parts of the country, houses in Overland Park are what they are.

That’s why you’ll find so many one car garage homes which were built when a lot of people didn’t even have a car yet. And if they did, dad took the car to work and mom stayed home. Those homes will also have smaller rooms, bathrooms and no closet space because people didn’t have the clothes they have today.

The smaller closet space is hard for first time buyers to understand who may be living in a large apartment with ample closets. Then they start looking at homes to buy in Overland Park and they don’t typically find enough closet space for their clothes.

There is a give and take when buying a home. There’s your “must haves” and your “nice to haves.” Depending on your price range, your list may adjust as you narrow down your search.

One key suggestion would be to narrow your price range early and stick with it. By jumping around from price to price, you or your agent may miss something that could be the perfect house for you. Remember, the good houses are snatched up by those buyers who have honed in on their price range and their “must haves” and they are ready to jump when the perfect house comes on the market.
