Overland Park Home Maintenance: Home Warranties
This week, I was invited to participate in a First Time Home Buyer panel through a program at The Central Exchange. The attendees were asked two questions: what excites you about buying a home and what scares you about the home buying experience.
The majority of the people that wanted to buy a home also feared the maintenance that came along with homeownership. Other than the regular and seasonal things you should do as a homeowner that I post every week on my Facebook Page, we discussed the importance of having a home warranty. While purchasing a home can be one of the most rewarding and memorable experiences you may have, safeguarding your budget is of utmost concern for most people. A home warranty is peace of mind for you as a homeowner against costly system and appliance failures.
Similar to an extended warranty you might purchase for your car, having a warranty in place for your home can save you thousands of dollars over the years.
With a home warranty in place, you’ll be assured that breakdowns will be resolved quickly and to your satisfaction. I have developed business relationships with many home warranty companies and highly suggest you invest in a warranty for your home.
Most of the home warranty companies offer similar plans but even their standard coverage is better than not having one in place at all. The typical standard plan covers:
- Heating system
- Cooling system
- Garage door openers
- And much more
As the homeowner, you are responsible for a trade call fee for any service call that is made. Naturally, as with any warranty, there are limits of liabilities and things that are covered and not covered. But as you can see, having a warranty in place could save you thousands of dollars when owning a home.
There are two home warranty companies I would recommend.
Having a home warranty in place will bring you peace of mind when buying or owning a home. While most new home buyers will ask the seller to provide them with a one year warranty at closing, you can purchase a home warranty at any time and renew it yearly. As with any insurance policy, it pays to be covered.
