Overland Park Home Staging Biggest Mistake
You would think by now people that are selling their home would know the number one home staging biggest mistake of all time. Just by reading this you probably already know what I’m going to say. The number one home staging don’t is don’t leave your family photos hanging around the house. But why does it matter?
There are a couple of reasons. The first reason is your photos send the message that it’s your home and buyers will have a hard time seeing themselves living there. But the other reason that no one ever talks about is the fact that they are downright distracting. It’s like Facebook. You can’t seem to stop looking.
Yesterday I showed a gorgeous home and they had photos everywhere. I’m no different than anyone else so I was checking them out throughout the house. By the time I left there, I knew how many kids they had, their names, what they liked to do as a family and how many dogs they had. I saw pictures of their kids growing up, on vacations and with extended family as well. I knew what they did for a living, where they went to college, etc. I even realized that one of their girls competed with my granddaughter in volleyball this past season. Stop!
Every house and family has a story and we are curious human beings. The trouble with the family photos and why it’s the home staging biggest mistake is I was distracted and drawn to them versus looking at the house. While we never spend over 15-20 minutes in any one house and at the end of the day, you’ve forgotten some of the details of the kitchen. But you do remember seeing them as a family on their beach vacation.
What I do for all of my sellers is to create that model home look. You know the look. The one that makes you say, “I could live here.” The Carrie Bradshaw moment when she said, “Hello, I live here.”
Home staging is all in the details. It’s to prevent your buyers from being distracted and to draw them in to the features your house offers so they fall in love. When that happens, they will buy it faster and pay more money for it. Buyers are going to make a decision about buying your house after spending a very few minutes there. Don’t distract them by having too many family photos.
