Overland Park Home Staging – If You Can Smell It, You Can’t Sell It!

If you are selling your home in Overland Park, the way it smells is rule #2 when making a first impression. Once your buyers get through your front door, they will make a decision about your house within 10 seconds. If you house has an odor, it’s a quick turn-off for your buyer. They will want to get out of there and they will spend their time in your house, trying to figure out what the odor is and where it’s coming from.

Here are the top 5 areas that typically smell bad and what you can do to correct the foul odors:

Closets – baking soda or kitty litter will absorb stinky odors from clothing, shoes and dirty laundry.

Trash cans – sprinkle baking soda in the bottom of the can and keep the trash can empty. This may mean taking the trash out to the garage everyday so put it on your list of daily things to do.

Kitchen – simmer white vinegar for 45 minutes or simmer citrus zest and cinnamon. My favorite is to preheat your oven to 300 degrees and put a couple of teaspoons of your favorite essential oil or vanilla in an oven proof dish. Leave in the oven for 60 minutes. The sweet clean smell will permeate the air and make things smell yummy for awhile.

Pets – be sure to keep your furry friends clean. A house that smells like a cat or dog is a definite turn off to buyers. Also be sure to wash their beds or wherever they sleep. A little baking soda can also help eliminate pet odors on the carpet or furniture.

Basements and garages – cut an onion in half and leave on a plate overnight to absorb musty smells. Charcoal also works just as well. Leave out a few briquettes on a plate to remove odors from cars, sports equipment, shoes and trash. Put it up high so pets don’t get into it and buyers don’t question it.
