How Selling Your Home in Overland Park is Like The Voice
Sometimes I’m amazed at how quickly I can get an offer on a house. From the time the listing goes into the MLS system, my heart starts racing. Many times it takes less time to get the offer than getting the paperwork signed. But just as I tell my sellers, the whole process of selling your home in Overland Park is a game, it’s a competition. And I not only like to win – I expect to win! And if you’re one of my sellers, you wouldn’t want it any other way.
The first two buyers who looked at this fabulous California Split level home in Brittany Park both wrote offers. It reminded me of The Voice. You put your best first impression out there and wait..wait for the first showing. Are they going to be the one writing the offer? It’s like The Voice and wondering if and when they will hit their buzzer and turn their chair around.
By 4:00 p.m. on listing day, I knew I had two offers coming in. Waiting for agents to complete paperwork is grueling. After going out for awhile that evening, I returned home knowing I would be negotiating one offer against the other. Time is always of the essence in real estate and getting final signatures is imperative.
Agents make excuses like they can’t get the electronic signature system to work. It’s funny to me because 28 years ago when I got into real estate, I had to get in the car and drive the offer to another agent’s home at 10:00 p.m. I was single and had 2 little kids and I would pile them in the car and drive across town with a contract in hand. We didn’t have computers, fax machines, pagers or any convenience like a cell phone for God’s sake. I carried change to make a pay phone call if necessary. I had determination, like the postman, come hell or high water, I was going to get the job done.
Remember, agents are not created equal. The results you get will depend on the Realtor you choose. When selling your home in Overland Park, it’s important for you to be working with an agent who understands how to play the real estate game. Just like on The Voice, you will either strike out and not get any offers on your home or you could get multiple offers. Make sure your agent knows how to get multiple offers and then negotiate your best deal.
