Selling Your Home in Overland Park? What’s Your Best Sold by Date?

Whether you like it or not, if you are selling your home in Overland Park, you have a BEST SOLD BY date. I’m not talking about the date your Exclusive Right to Sell contract expires with your real estate company. I’m talking about the date your house will expire or perish if not sold by.

Just like a gallon of milk in your grocer’s dairy aisle or a pound of ground beef in the meat department, your house for sale in Overland Park will go “bad” after a short time. And believe me, your best sold by date is much shorter than your actual expiration date on your paperwork.

Your house for sale has a game clock

When you list your house for sale, the clock starts ticking. Just like in football, I believe every house for sale has a game clock. Tick-tock, tick-tock, clicking away the minutes, hours and days until your house is officially under contract. You’ve probably heard the saying that time is of the essence in real estate. Personally, I believe time is of the essence has a hidden meaning. Time is of the essence also relates to your days on the market. And your days on the market determine how much money you will put in your pocket when your house sells.

Be ready, bring it and go big

You’ve got one chance to make a first impression when selling your home so be ready, bring it and go big. To me, there’s no dress rehearsal when selling your Overland Park home. You’ve got to get it right from the start because there are no do overs. There is only one “1st impression rose.” You either get the rose or someone else does.

What’s your best sold by date?

The National Association of Realtors has always said that if you don’t have an offer on your house in 2 weeks or 10 showings, you need a price reduction. To me, that’s the best sold by date. You’ve got a couple of weeks to get your home sold before the buyers and agents start pushing you aside. After all, new homes come on the market every day and as those new houses come on, yours gets pushed back. Just like that gallon of milk, don’t you push some aside looking for a newer one?

It’s not rocket science

Selling a home in Overland Park is not rocket science – it’s about knowing what to do and how to do it. I call that a Marketing and Merchandising Plan. I use it on every house I list for sale. I’ve found that selling by design works much better than selling by default.
