Problem: These particular sellers had been on and off the market in Overland Park for over 2 years with different agents and different companies and had not been able to get their home sold. Mr. Seller called and said, “if everyone says they love our house, why hasn’t it sold? Our last Realtor staged it and that didn’t work.” Due to my need to see the house, I scheduled an appointment to walk through their house to get my first impression. Even more, where did it rank of a scale of 1-10?

Situation:

  • The house was overcrowded with furniture and collections
  • Furniture and accessories were outdated – probably seemed like “grandma’s house”
  • Another issue was there was no “color” in the house
  • Because the furniture arrangement was “wrong” for selling and furthermore there was no flow
  • Finally, the person who staged their house was not a professional and obviously didn’t understand the art of home staging. It was unfortunate because the sellers didn’t know their home didn’t show well (after all, it was their own home).

Obstacles:

  • First of all, did they have a house I thought I could sell?
  • What were the issues?
  • What was my plan?
  • What was the first step?
  • How could we make changes without a lot of expense to the sellers?
  • Even more, would they be on-board with my suggestions?

Results:

  • I completely rearranged the whole house in about 3 hours, and brought in some newer colorful accessories which gave the house a hip, younger look and feel, which the house desperately needed
  • As a result of my Home Staging Magic, the house sold in 12 days to a young couple

Problem: This single, male seller needed help changing his home that had a “southwest flair” to a more generic look that would appeal to the largest number of buyers. Mr. Seller called me and said, “I know I need a different look but have no idea what to do or where to start.”

Situation:

  • First of all, this house was loaded with collections and artifacts that wouldn’t appeal to most buyers
  • Because the walls were painted strong colors seems like not everyone would like the house
  • Kitchen was outdated – no updates had been made since the house was built
  • Almost all of the other houses in the neighborhood and price range demanded updates to be made

Obstacles:

  • If the updates were made, could I get it sold?
  • What exactly needed to be done?
  • Were the updates in the budget?
  • Was the seller on-board?

Results:

  • I worked with the seller and helped him pick out paint colors, granite countertops, kitchen backsplash and accessories
  • He also stained the wood floors, purchased new stainless steel appliances, light fixtures and changed the hardware throughout the house
  • I rearranged his furniture to show off his home and staged each room as its intended use
  • The house went from a 1990’s feel to a hip, fresh look
  • Finally, as soon as the kitchen was complete, the house sold to the first couple who looked at it

Problem: In this case, the sellers were looking for an agent who could help turn their “ugly duckling” home into a beautiful swan…or was it even possible?

Situation:

  • House was over 30 years old, had never been updated and was in poor condition
  • Also, they had talked to a general contractor who had bid the work and it came in way over their budget
  • Furthermore, they didn’t want to call the “we buy ugly houses” people and give the house away
  • Therefore, they were confused about what to do
  • Their son found my information online and called and made an appointment to meet with me at my office. They wanted to interview me first to see if I was the type of person who could handle the job
  • Because they decided on me, I consequently got to see the house

Obstacles:

  • They were a family of 4 all living in a smaller home
  • Another concern was were they willing to move out in order to do the work?
  • Finally, could they do the work and stay within their budget?

Results:

  • Sellers vacated the house and moved into temporary housing
  • We picked out all their selections together including granite, backsplash, paint colors, wood floors, carpet, tile, bathroom vanities, light fixtures and hardware
  • I gave them a list of contractors that were reasonably priced
  • Once the work was complete, I provided them with furniture and accessories to stage the house – which they helped move
  • All of the changes put them over budget
  • We increased the asking price by $10,000 because the house did turn into a beautiful swan
  • The house was listed on Friday, received 2 offers and sold for full price on Monday
