Staging Your Home in Overland Park: Want Your Buyers to Fall in Love? It’s All in the Details!

If you are staging your Overland Park home to sell fast and for the most money possible, it’s all in the details. Many Realtors claim to “stage homes” but all they are really doing is telling you to remove your clutter, family photos and clear your countertops.

You know, that’s only part of the home staging trifecta. The third and most important part of the home staging process is the arrangement of your furniture and accessories. And that’s the part most Realtors don’t know about or how to do that.

After all, Realtors aren’t trained as home stagers like I am. I saw the importance of the impact it would make on home seller’s end results and wanted to learn more than the basics. That’s why I did my research and became an Accredited Staging Professional (ASP) back in 2006 when I took my home staging course from the lady who created the concept in 1973.

In order to capture the hearts of your buyers, you’ve got to follow the 10 second rule knowing that those buyers will make a decision about your house 10 seconds from the time they open your front door. Will they fall in love with your house or not? Will they say, “WOW, this might be it!” Or will they say,” NEXT!”

It’s all emotional you know. Buyers buy emotionally and justify their decisions later rationally. Is your house capturing their hearts?

The details of how your home is staged are the determining factors in whether your buyers will connect with it emotionally. Remember, you are already emotionally attached to your home – your buyers aren’t. As a home stager, the last thing I do for my clients is rearrange their furniture first, accessories second and art work last.

I may have to rework an entire house before I get the right look that will draw buyers in and make them want to live there. I would rather spend a couple of days on a house and make sure it’s right before the professional photo shoot. Those first impressions online are the reasons your house will sell or won’t sell. Your photos will determine whether someone will view it as their possible next home.

Don’t underestimate the importance of home staging as part of your Overland Park home selling strategy. Choosing the right agent, the right price and the right staging all play into the results you will get. Remember what Gary Keller said on Good Morning America.
