The Basics of Home Selling 101
It amazes me that some home sellers still don’t know that Home Selling 101 starts with a few basic principles. Come on people. I’m embarrassed for some of you. Do you really not know that you need to pack up your stuff, get the ugly stuff out, call in the cleaning people and put on your Sunday Best? It’s called Home Staging and I’ve been doing it since 2006 to make my sellers lots of extra money when selling their homes. I recently told one seller during our home staging standoff he was going to have to move out if you expect me to sell your house. His response? “Give me a couple of days!”
I showed a number of houses last week and I was shocked by some of the homes I saw. One seller came home while we were there with numerous other agents and their buyers. She claimed she didn’t know her house was on the market yet. Oops! I’m telling you, not all agents are created equal.
Home selling 101 (the basics)
There are and always have been 3 reasons a house sells:
- The price
- The way it looks
- The Realtor you choose
These are the only 3 things that matter when selling your home in Overland Park. Everything else comes down to the details.
- The price – above all else, you’ve got to price your home correctly. I don’t care whether it’s a seller’s market, buyer’s market or balanced market, the right price is going to get buyers to your home and get it sold if you follow steps 2 and 3.
- The way it looks – your home for sale has to look amazing. After all, selling your home starts with proper preparation and ends with a fabulous presentation of the finished result. Great home staging in my book often raises the price by a good $5,000. But don’t expect more money if your home doesn’t look fabulous. A great looking house gets buyers more emotional, makes them fall in love and willingly pay you more money for it. That’s when you can negotiate your price way up!
The way you live in your home and the way you sell your house are two different ways. Having your house on the market is not the time to slack off. You must be on your very best game 24/7 before and during all showings. Buyers are looking for the Goldilocks Effect in the house they are going to buy. Don’t be the reason they won’t be generous with their offer if they make one. The right look will always get you the right offer.
- The Realtor you choose – your Realtor controls the entire process of your home selling 101 experience. They are the most important person in the equation. It’s their decision what happens – when. From the right price to the right look, your Realtor is running the show. Be sure to ask lots of questions. Your results will be determined by the Realtor you choose. Choose carefully!
Home Selling 101 is pretty basic and straight-forward. When you’re selling your home and understand that buyers expect a price that’s based on fair market value and a fabulous looking house, you’ll be on your way to multiple offers and more money in your pocket. Cha-ching!
