The Dreaded Home Staging Standoff
I had been working on a bachelor pad for a couple of weeks when the seller and I came to a home staging standoff. The truth of the matter was – he and his dog needed to move out of the house.
Bob had given me a key and I would go over there randomly and drop some things off or move some things to the garage. But what I realized was the house needed a thorough cleaning. Also his barking dog needed to go to grandma’s while the house was on the market. Bob decided it might be easier if they both moved out.
So over the weekend, they moved out. Am I really that heartless to throw a homeowner and his dog out of his own house? He was going to move anyway so I just asked him to do it so I could get the house ready for sale and SOLD FAST. He took his dog, clothes and flat screen from the master bedroom. That gave me total control and free reign of what I was going to do to create his best home selling look. I knew the target market and the “man and his best friend look” wasn’t going to help me sell a big 4 bedroom, 2 story home in Overland Park.
What was my strategy?
The first thing was to schedule a deep cleaning with Molly Maids. This needed to be done so I could schedule my photo shoot.
Two cleaning ladies arrived ready to tackle whatever was necessary. Shortly after their arrival, they called for backup. Within about 10 minutes, the owner of the franchise showed up to assist. They had squeezed me into their already busy pre-Thanksgiving schedule and they had another house to clean after Bob’s. But regardless, the three of them worked long and diligently for 3 solid hours.
It was one of the best experiences I’ve ever had! The franchise owner was a lot like me – a hard working high D perfectionist who wanted me to be thrilled with the results. I am going to highly recommend that every one of my sellers have a deep clean before they put their house on the market. It made a huge difference not only in the way it looked, but also how it smelled.
They told me to relax while they were there. After all, I couldn’t do anything until they were finished with an area. So, while they were cleaning, I was busy finalizing Bob’s best home selling look. He had bought a new mirror for the half bath and I added a wire to the back so I could hang it. I also did little things like rearrange the pantry, straighten the refrigerator, empty the trash compactor, clean out some kitchen drawers, hang some art work, etc – all things necessary for a house to show well.
As they finished an area, I was right behind them accessorizing. By the time they were finished, all I had left to do was add a few key accessories to the kitchen. Today I added a few more finishing touches to Bob’s best home selling look. I’m excited about the way his house is coming together.
How my home staging standoff will pay off
My home staging standoff actually was a good thing. Had he and Bear not moved out, the house still wouldn’t have been cleaned yet. Thanksgiving would come and go and we’d be well into the holiday home selling season.
Bob’s home will be on the market this Friday, a week before Thanksgiving. If everything goes as planned, I will have his home SOLD FAST, in less than 3 days, with multiple offers and for way over asking price – long before the holiday real estate season begins!
