Why 30% of the Houses for Sale in Overland Park Never Sell

WhyHousesDontSellStatistics show that 30% of the houses that come on the market in Overland Park never sell. Does that even make sense? No. Don’t all houses sell – sooner or later? No again. Have you tried selling your house in Overland Park with no luck? But why don’t houses sell?

Well, let’s flip that around and talk about why houses DO sell. Fortune Magazine stated a house sells for 3 reasons: 1) the price, 2) the way it was or wasn’t staged and 3) the Realtor you hire. In real estate, nothing else matters. Price will sell any house, anywhere, period. That’s where the “we buy ugly houses people come in.” They will pay you a price and you will sell your house. You might not like the price, but you will sell your house.

After price, the way your house was or wasn’t staged makes all the difference in the world. I looked at a house yesterday and to that Realtor, staging was obviously putting a couple of dining room chairs in a bedroom. Nothing infuriates me more than someone insulting the art of home staging. Throwing some stuff on a counter is not staging. Draping something over a couch is not staging.

Which leads us to the 3rd reason a house sells is the Realtor you choose. When neither one of you know anything about home staging or pricing a home correctly but claim to is a train wreck sure to happen.

So, who is to blame when the house doesn’t sell? Blaming the market used to be the answer. Right now the market is good. I looked at 10 houses over the weekend that I wouldn’t have taken if they were free. No personality, bad siding, front steps falling off the house, shutters hung right side up and upside down. It’s the details people. How about the coke can hanging in the bathroom – plus one next to the bed. Is there a pattern here? Does this guy chew and need somewhere to spit? While you may not think anything about that, a female buyer has a hard time getting emotionally involved with that house. Buying a house is a big deal and everything had better be perfect or we’re moving on.

If your house didn’t or isn’t selling, I will tell you the truth. I did that recently for Larry and his wife. Their house is now under contract. I cannot fix other Realtor’s listings nor do I want to. I want to help people who have an average or above average home, come on the market with such emotional appeal that buyers will fight over your house. That comes from being priced right, being staged right and having the right Realtor. There is no reason for 30% of the Overland Park real estate market not to be selling. But it’s going to take someone with some sass to make it happen.
